Thoroughbred Car Washes

The Thoroughbred Car Washes project represents a growing multi-location commercial construction program across Oregon, with completed, active, and upcoming locations in Pendleton, Roseburg, Prineville, McMinnville, Redmond, Lebanon, and Woodburn. Developed for Blitz Holdings, the work includes a series of ground-up premium tunnel-style car wash facilities designed to deliver a consistent, high-quality customer experience across multiple markets.

Each location includes approximately 2,800 square feet of car wash building construction, along with a full site package on lots ranging from roughly .75 to 1.25 acres. The scope includes new point-of-sale stations, vacuum stalls, trash enclosures, site lighting, landscaping, and the infrastructure required to support efficient car wash operations. McCormack Construction has provided CM/GC services for the program, supporting the client through preconstruction, bidding, constructability review, subcontractor coordination, budget development, and construction execution.

Because the project spans multiple cities and jurisdictions, one of the most important parts of the process has been early planning and careful coordination with local approval requirements. Each site presents its own technical design considerations, permitting needs, planning expectations, and site-specific conditions. McCormack worked closely with the owner, owner’s representative, design team, and subcontractors to help maintain consistency across the program while adapting each location to its local requirements.

Budget discipline was also a major focus. With multiple locations moving through different stages of development, the team supported milestone estimating, subcontractor bidding, value engineering, PCO tracking, subcontract development, and budget build-out. This allowed the client to make informed decisions while protecting the overall quality, function, and constructability of each facility.

The result is a repeatable and reliable construction program that gives the client and its investors a consistent product they can count on.
