McCormack Construction partnered with New Directions Northwest on a ground-up medical facility in Baker City, Oregon, designed to expand drug and alcohol addiction treatment services in the region. The $5.1 million project was completed in 2020 under the direction of Ryan Lind, Owner’s Representative, and represents a significant investment in behavioral health infrastructure for eastern Oregon. The facility provides essential treatment resources for individuals seeking recovery support in an underserved rural area.
 
The project involved construction of a 21,828-square-foot stick-framed medical facility located at 3425 13th Street. McCormack served as CM/GC, delivering a fully functional treatment center designed to support comprehensive addiction recovery programs. The 10-month project required careful coordination to accommodate the client’s operational needs and wish list while staying within budget constraints and meeting an aggressive fast-track schedule.
 
Key challenges included managing budgetary concerns while incorporating the owner’s extensive wish list, navigating Baker City’s inclement weather conditions that threatened to stall construction activities, and maintaining a fast-track schedule that required early occupancy of portions of the facility. Balancing the client’s office staff requirements with budget limitations demanded extensive collaboration and creative problem-solving throughout pre-construction and construction phases.
 
To address these challenges, McCormack implemented significant value engineering efforts that brought the project in at bid under the proposed guaranteed maximum price. The team phased the project strategically to allow the client to occupy completed portions of the facility early, enabling operations to begin before final completion. Careful scheduling ensured that construction activities were planned around weather conditions to prevent delays and maintain momentum throughout Baker City’s challenging climate.
 
The New Directions Northwest facility was completed on time and under budget, establishing a strong relationship that resulted in New Directions becoming a return client.
